    As a general rule, always make an offer $10,000 less than asking price once you’ve seen the house. Let them talk you up a little just to make them feel good and close the deal when you agree at a price somewhere between what you’re willing to pay and they’re willing to sell for. (Don’t offer anything until an inspector has looked at it, though).
    First of all you need to hire an inspector to look at the house. They know what they’re looking for and can give you details that no one else would even think to look at.
    Look for foundation cracks inside and out. Cracked driveway/walkways. More than three steps/stairs without hand rails. Damage to doors, walls, flooring, but you have to allow for some normal wear and tear. Look out for lots of little holes in the walls where pics have been hung.
    I’ll tell you a secret, take along a tennis ball!! Just so you can check to see if the house is level. Roll it across the hard floor, (won’t work on carpet) and see if it stays on track or if veers off to the side. The more it veers, the more degrees it’s away from of being level. Some houses settle funny, so a little bit is allowed.
    Check for dirt or soil being right up against the foundation and the pitch of the ground around the house, it should be angled just enough to send water away from the foundation.
    You see, there really is just too many things to look out for. That’s why you need an inspector to go in and look.
    Your financial institution should send one out too and they should send you the results of his findings before they actually loan you the money.

    listen i can tell you that the main thing that ups the sale of the house is a couple things. location, because everybody knows location is everything. how far u gotta go to get somewhere,WHAT is the CRIME rate in that particular neighborhood.etc. secondly, the kitchen or bathroom because most time spent in any house is in the kitchen or the bathroom.and that is where the majority of the guests you have will see. if any of those needs repair or discussion you have room to lower the asking price

    I live in new york and I am looking to purchase a home. I know that asking prices are not always firm, so I am looking for specific things that I can use to lower the asking price.
